What kind of rental occupancy should I expect in my home this year?
A home’s location, furnishings, overall amenities, and the owner's personal touch affect it’s rental demand. Homes that have been with Mountain Resort Properties longer tend to have noticably higher rental occupancy due to return rental guests, and their referrals of friends and families that visit our homes. Every home’s occupancy is going to vary depending on the discount rental programs the home participates in, as well how much the owners and their guests use the home. Homes with great guest reviews also have a higher occupancy because people trust previous guest’s experiences in our homes.
How are my rental rates set?
Like every property management company in Sunriver, Mountain Resort Properties regularly checks our competition, and compare previous years’ rates and performance to determine rental rates. We determine a home’s base rate through a personalized conversation evaluating your specific home and how it compares to other homes under our management. We also utilize advanced yield management software to set competitive and desirable rates that vary based on availability and demand, just like an airline or major hotel chain. When rental demand and occupancy is rising, our software system automatically adjusts the rental rates to produce a higher income for our owners. When rental demand lowers during the shoulder season, and there is more availability, rates will automatically decrease to help drive more bookings.

Mountain Resort Properties has maintained a top ranking website for people searching for a Sunriver or Bend area vacation home rental, plus placement on leading industry sites. We do this through a combination of our own fulltime in-house marketing staff, and outside leading travel industry Internet marketing sites like VRBO, HomeAway, FlipKey, TripAdvisor, AirBnB, and OTA's including Orbitz, Expedia, TripAdvisor and hundreds of other sites. We do this for you at no additional charge beyond our regular commission. Besides our own success with Internet marketing, we realized we needed a large distribution network, similar to all major hotel chains. Through these marketing channels, our homes are displayed on the largest network of vacation rental websites. Unlike other management companies that can pay for listings on some of these sites, your home is automatically integrated, and offers true online booking capability with accurate, real-time rates and availability. Our homes are all over the Internet and very easy to find for guests to book.
What kind of wear and tear should I expect from rental guests?
Just like your own home, some level of wear and tear should be expected on your vacation home. Guests are constantly in and out of our vacation homes, using the furniture, bed linens, towels, and cookware, so you can expect to periodically replace these items to keep the home well stocked and up-to-date. You will also have occasional maintenance issues that need to be addressed such as plumbing, electrical, hot tub, HVAC and such, just as you would if you were living there full time. Whenever larger household items need to be replaced, or a repair needs to be made, our operations staff will always let you know. While there are maintenance issues and supplies that our homeowners are responsible for, Mountain Resort Properties offers our guests the choice of a Security Deposit, or a Damage Waiver option during their stay to cover accidental damage to your home.
How do I know when my home is booked?
At Mountain Resort Properties, we pride ourselves on our service and transparency to our homeowners. Our owners have 24/7 online access to their owner portal to review new and past rental bookings of their home. This is a secure online owner section of our website where owners can view the full availability of their home. With our booking system, it is impossible to double book a house on our website. Online, owners can also block dates and create reservations for themselves and their personal guests. In addition, owners can access their monthly statements of income and expenses.
How does Mountain Resort Properties manage the condition of my home?
Success in our business is all about quality! We work extremely hard to ensure your home is properly cleaned and maintained for each arriving guest. Unlike a property management company in Sunriver that relies on outside house cleaning companies and maintenance staff to ensure the quality of our homes, Mountain Resort Properties has our own housekeeping and maintenance staff. We also require every home to be inspected after each cleaning, and again before the new arriving guest. Each time the home is inspected, (prior to guest arrival & after guest departure) an inspection report is completed with an inventory of linens, towels, TV's, etc. Our property inspectors also do the little things that add up to make the best first impression for arriving guests; this includes things like sweeping the front walkway, hosing off the hot tub deck, and sprucing the patio furniture. They even leave a few lights on for guests arriving after dark. Our property inspectors also set the thermostat to the appropriate tempeture pre-arrival. We are always in your home to make sure you and your guests have the best experience possible.
What Guest Services does Mountain Resort Properties offer?
Once our guests book their rental, they receive an email with instructions to access the home including the front door code (only active for their stay dates), information to attain significant local area business discounts, and tips on how they can best enjoy their rental home. Mountain Resort Properties' reservation line is always answered by a live person 24/7; whenever a guest calls to book, they get a real person. If guests have questions or concerns during their stay, the office is open from 8:30am to 5:00pm. We also provide an emergency number for after hours that is also connected to a real person. After each guests departs, they receive an email from us thanking them for their stay, and asking them to complete an online review of the home and our service. We post guest reviews on our website, and on all the Vacation Rental sites for future guests to read, and hear about other people’s experiences.
